				<title>Harbert Realty Services Announces Mentoring Program to Begin for Area Contractors</title>
				<description>&lt;p&gt;MARRIOTT RENAISSANCE PARTNERS MAKE MINORITY INCLUSION TOP IMPORTANCE&lt;/p&gt;
&lt;p&gt;Birmingham, Ala. – Harbert Realty Services and Concord Hospitality Services, partners in the 
4-Diamond Marriot Renaissance Hotel project, announced today that they are working with contractor, Hoar Construction, Inc., on a program designed to encourage minority inclusion in all aspects of the hotel&amp;#x2019;s construction. &lt;/p&gt;

&lt;p&gt;A mentoring program will be open to all area minority contractors, enabling them to become more competitive by improving project and construction management, as well as business operations. &lt;/p&gt;

&lt;p&gt;The program will provide educational opportunities to participants in all phases of construction. Some of the opportunities include managing the business aspect of a construction company, resolving day to day issues on the job site and successfully completing projects. &lt;/p&gt;

&lt;p&gt;Plans for the 255-room facility were announced in April 2007 and will set a new standard for luxury accommodations in the City Center, create new tax revenues and jobs for Birmingham, as well as increase the city&amp;#x2019;s attraction as a business center and convention destination.
The Birmingham Construction Industry Authority (BCIA) will also be working with Harbert Realty Services, Concord Hospitality Enterprises and Hoar Construction to promote the construction industry as a viable career option for minority students by providing assistance through scholarship and expanded employment opportunities. BCIA will also assist with identifying minority prospects for the program through consultation and evaluation. 
The BCIA was established in 1990 with the goal of overcoming the critical underutilization of Minority and Disadvantaged Business Enterprises (MBE/DBE) and the City of Birmingham&amp;#x2019;s economic growth is a part of this initiative.&lt;/p&gt;
&lt;p&gt;There is no cost for the five class program which will be offered to the participating prot&#233;g&#233;s. Classes will be held weekly, beginning Friday, June 27, 2008 at the Hoar Construction office from 8:00a.m. to 12:00p.m. &lt;/p&gt;

&lt;p&gt;Harbert Realty Service says that they hope that the minority subcontractors will have a sense of economic inclusion in the City of Birmingham. &lt;/p&gt;

&lt;p&gt;“As a minority, I understand the representation of minorities in construction related businesses are underutilized. This program is an excellent opportunity to take minority subcontractors businesses to the next level of great success,&amp;#x201d; said Kenya Collins of Harbert Realty Services. &lt;/p&gt; 
&lt;p&gt;The project will create a total of 135 new permanent jobs in downtown Birmingham and 300 construction jobs during the conversion/construction phase of the project. The hotel will have a permanent annual payroll of $2.8 million benefiting the local economy. &lt;/p&gt;

				<title>Harbert Realty Services Acquires Additional Land for Hotel Development</title>
				<description>&lt;p&gt;Harbert Realty Services announced today that they will be demolishing the old La Paree property, located on 5th Avenue North adding more space for Birmingham&amp;#x2019;s new 4–Diamond Marriott Renaissance Hotel. The $52 million luxury hotel will be built in the City Center at 5th Avenue North and 20th Street.&lt;/p&gt;

&lt;p&gt;La Paree, a landmark downtown eatery, served its last lunch in December of 2003 after more than 60 years in business, since that time the building has been vacant.&lt;/p&gt;

&lt;p&gt;The expansion will allow for a tremendous increase in restaurant and ballroom space for the hotel. The project was originally slated to have 255-rooms but will now have 281-rooms for guests. &lt;/p&gt;

&lt;p&gt;The hotel has been touted as setting a new standard for luxury accommodations in the City Center, creating 135 permanent jobs for Birmingham and 300 jobs during construction as well as generating $2.8 million in annual payroll.&lt;/p&gt;

&lt;p&gt;Harbert Realty Services President and CEO Harry M. Lynch said the decision to expand the size of the hotel was an easy one. &amp;#x201c;As we&amp;#x2019;ve worked to finalize the design of the rooms and the banquet facilities, we&amp;#x2019;ve seen that having any extra space would be a huge asset to the project,&amp;#x201d; said Lynch. &amp;#x201c;The City of Birmingham is excited about the new hotel, and now two empty buildings will be put to good use.”&lt;/p&gt;  

&lt;p&gt;Last October, Starbucks Coffee announced it would make its home in the hotel.&lt;/p&gt;

				<title>City&#x2019;s Harbert Realty trades downtown office buildings</title>
				<description>&lt;p&gt;Harbert Realty Services Inc. plans to move from its home of 18 years at the Regions Harbert Plaza to 2 North 20th a building it has been responsible for leasing since it reopened in 1999 &lt;/p&gt;

&lt;p&gt;Harry M. Lynch, president and CEO of Harbert, said the building&amp;#x2019;s majority tenant Regions Financial Corporation will take the 10,000 square feet vacated by Harbert./p&gt;

&lt;p&gt; Harbert&amp;#x2019;s move and the impending relocation of its parent company Harbert Management Corp. to the Concord Center, as well as the prospects of a new hotel and several other companies expanding and relocating has boosted downtown&amp;#x2019;s occupancy rate toward 90 percent, something that submarket hasn&amp;#x2019;t seen in many years. &lt;/p&gt;

&lt;p&gt;Harbert Realty will spend an undetermined sum to outfit the entire 17th floor of 2 North 20th, which is more than 11,000 square feet, for its 30 employees, Lynch said. That makes the building more than 80 percent occupied. &lt;/p&gt;

&lt;p&gt;Lynch said the realty company will make an aggressive push to finish and move the office before Christmas. &lt;/p&gt;

&lt;p&gt;The company had considered moving with its parent Harbert Management to the Concord Center, on the corner of Richard Arrington Boulevard and Third Avenue North, but there wasn&amp;#x2019;t enough room available, he said. &lt;/p&gt;

&lt;p&gt;Harbert Management this week received incentives from the city of Birmingham to relocate its office from its 65-acre campus in Riverchase to downtown. &lt;/p&gt;

&lt;p&gt;The company plans to spend about $6.5 million to finish out nearly 65,000 square feet of space at Concord, which was never built out since its construction in 2001, and to fill the 152,000square-foot building to capacity. As of press time, no lease had been signed.&lt;/p&gt;

&lt;p&gt;Back at Regions Harbert Plaza, with Regions taking up roughly one-third of the building, law firms Balch &amp; Bingham LLP and Maynard Cooper &amp; Gale PC both recently renewed their leases and expanded space to help fully occupy that building.&lt;/p&gt;

&lt;p&gt;Other tenants at Regions Harbert include PricewaterhouseCoopers, Ernst &amp;Young and The Summit Club. Regions owns and fully occupies the adjacent Regions Center, formerly the Sonat Building.&lt;/p&gt;

&lt;p&gt;Harbert Realty will join such companies as Volkert &amp; Associates, Inc., HKW Associates and Mass Mutual Financial Group in 2 North 20th.&quot;&lt;/p&gt;

&lt;p&gt;The flurry of downtown activity comes immediately before and after Harbert Realty announced its plans this spring to build a luxury hotel in the former Regions headquarters on 20th Street.&lt;/p&gt;

&lt;p&gt;With Concord Hospitality Enterprises Co, Harbert plans to develop a $52 million, 255-bed Marriott Renaissance hotel after Regions vacates the building.&lt;/p&gt;

&lt;p&gt;Lynch said Harbert and Regions have had a &amp;#x201c;dry closing&amp;#x201c; on the building, which means the title will be held in escrow until Regions moves out in 2008, at which time plans should be finalized and construction would begin.&lt;/p&gt;

&lt;p&gt;Lynch said the company is currently studying the options and economic feasibility of including adjacent property, which includes several older buildings and a parking lot, into the hotel development.&lt;/p&gt;

&lt;p&gt;Without the new hotel, downtown Birmingham would have an empty 240,000-square-foot office building to fill up, driving occupancy rates even lower.&lt;/p&gt;

&lt;p&gt;&amp;#x201d;The hotel has certainly taken that building off the market, which would have come back to be vacant,&amp;#x201d; said Dean Nix, vice president at Harbert Realty. &amp;#x201c;It sure has generated a lot of buzz.  It&amp;#x2019;s a positive thing and I think it&amp;#x2019;s needed.&quot;&lt;/p&gt;

&lt;p&gt;And while higher occupancy is great for downtown, rents will likely rise. &lt;/p&gt;

&lt;p&gt;&amp;#x201d;Rents going up is a consideration,&amp;#x201d; said Sam Carroll, vice president of Graham &amp; Co. Inc&amp;#x2019;s office group and the leasing agent for Concord Center. &amp;#x201c;It&amp;#x2019;s a direct reflection of occupancy going up. Those usually go hand-in-hand.&quot;&lt;/p&gt;

&lt;p&gt;With few large blocks of space left in downtown - with the exception of the Wachovia Tower&amp;#x2019;s more than 180,000 square feet available - what&amp;#x2019;s left to fill up are smaller office spaces and buildings.&lt;/p&gt;

&lt;p&gt;But for now, cheaper rental rates than the suburbs have offered some companies good deals on rates and space in the past year, Carroll said.&lt;/p&gt;

&lt;p&gt;&amp;#x201d;There are a lot of small-type businesses in downtown,&amp;#x201d; he said. &amp;#x201c;It&amp;#x2019;s pretty unheard of for someone to come from the suburbs, and it will be great for downtown. It has been tough leasing.&amp;#x201d; &lt;/p&gt;

One of the original tenants of the AmSouth/Harbert Plaza, the firm has renewed its commitment to downtown Birmingham by signing a new 15-year lease, according to managing partner, George Lynn.
