      <title>Harbert Realty Services Completed Two Medical Leases Totaling 34,000 </title>
      <description>&lt;p&gt;Harbert Realty Services&amp;#x2019; Tampa office has successfully subleased two 16,200 square foot medical buildings in the Tampa &amp; Brandon markets. Senior Account Manager Brad Frank negotiated five-year lease terms for both buildings.&lt;/p&gt;

&lt;p&gt;The Brandon medical space was subleased to MacDill Air Force Base and will be used as an outpatient medical clinic for service personnel and their families. The Tampa medical building, located across the street from the University of South Florida, was subleased to Team Health, Inc. and will be used as an imaging and diagnostic clinic. &lt;/p&gt;

The 255-room property will set a new standard for luxury accommodations in the City Center, create new tax revenues and jobs for Birmingham and increase the city&amp;#x2019;s attraction as a business center and convention destination.&lt;/p&gt;

&lt;p&gt;The facility will be a full-service hotel that provides guests with the ambiance of a boutique hotel unmatched in downtown Birmingham.  Signature features will include its high, unique interior design, conference and banquet facilities, a full-service restaurant and bar, a coffee shop, a fitness center and pool, concierge services, valet and self parking facilities, and a business center.  Concord Harbert Birmingham Hotel, LLC, the formal name of the hotel partnership, values the project at more than $50 million. Concord Harbert has selected Birmingham-based Hoar Construction Company, LLC as general contractors and the Birmingham office of Goodwyn, Mills and Cawood as its architect firm for the new hotel.  Concord Harbert officials have taken their plans for the Regions Plaza property to Birmingham city officials and have begun discussions to help expedite the project.&lt;/p&gt;

&lt;p&gt;Currently, Regions Plaza houses some 400 Regions Bank employees who will move into the much larger, 30-story Regions Center later this year.  Once unoccupied, the current Regions Plaza property will be completely renovated inside and out, Concord Harbert officials estimate that construction will begin in 2008.&lt;/p&gt;

&lt;p&gt;Birmingham, Ala. - Birmingham&amp;#x2019;s Harbert Realty Services announced today that the conversion of the 17-story Regions Plaza at 5th Avenue North and 20th Street in downtown Birmingham will be a 4-Diamond Hotel by Marriott Renaissance. Plans for the 255-room facility were announced in April and will set a new standard for luxury accommodations in the City Center, create new tax revenues and jobs for Birmingham as well as increase the city&amp;#x2019;s attraction as a business center and convention destination.&lt;/p&gt;

&lt;p&gt;Harbert&amp;#x2019;s partner in the investment is Raleigh-based Concord Hospitality Enterprises, owner and operator of some 50 North American hotel properties.  &amp;#x201c;Throughout the world, Marriott Renaissance hotel room working spaces, provide essentials for traveling business professionals,&amp;#x201d; said Concord President and CEO Mark G. &lt;p&gt;Concord Harbert Birmingham Hotel, LLC, the formal name of the hotel partnership, values the project at more than $50 million.       <title>City&amp;#x2019;s Harbert Realty trades downtown office buildings</title>
      <description>&lt;p&gt;Harbert Realty Services Inc. plans to move from its home of 18 years at the Regions Harbert Plaza to 2 North 20th a building it has been responsible for leasing since it reopened in 1999 &lt;/p&gt;

&lt;p&gt;Harry M. Lynch, president and CEO of Harbert, said the building&amp;#x2019;s majority tenant Regions Financial Corporation will take the 10,000 square feet vacated by Harbert./p&gt;

&lt;p&gt; Harbert&amp;#x2019;s move and the impending relocation of its parent company Harbert Management Corp. to the Concord Center, as well as the prospects of a new hotel and several other companies expanding and relocating has boosted downtown&amp;#x2019;s occupancy rate toward 90 percent, something that submarket hasn&amp;#x2019;t seen in many years. &lt;/p&gt;

&lt;p&gt;Harbert Realty will spend an undetermined sum to outfit the entire 17th floor of 2 North 20th, which is more than 11,000 square feet, for its 30 employees, Lynch said. That makes the building more than 80 percent occupied. &lt;/p&gt;

&lt;p&gt;Lynch said the realty company will make an aggressive push to finish and move the office before Christmas. &lt;/p&gt;

&lt;p&gt;The company had considered moving with its parent Harbert Management to the Concord Center, on the corner of Richard Arrington Boulevard and Third Avenue North, but there wasn&amp;#x2019;t enough room available, he said. &lt;/p&gt;

&lt;p&gt;Harbert Management this week received incentives from the city of Birmingham to relocate its office from its 65-acre campus in Riverchase to downtown. &lt;/p&gt;

&lt;p&gt;The company plans to spend about $6.5 million to finish out nearly 65,000 square feet of space at Concord, which was never built out since its construction in 2001, and to fill the 152,000square-foot building to capacity. As of press time, no lease had been signed.&lt;/p&gt;

&lt;p&gt;Back at Regions Harbert Plaza, with Regions taking up roughly one-third of the building, law firms Balch &amp; Bingham LLP and Maynard Cooper &amp; Gale PC both recently renewed their leases and expanded space to help fully occupy that building.&lt;/p&gt;

&lt;p&gt;Other tenants at Regions Harbert include PricewaterhouseCoopers, Ernst &amp;Young and The Summit Club. Regions owns and fully occupies the adjacent Regions Center, formerly the Sonat Building.&lt;/p&gt;

&lt;p&gt;Harbert Realty will join such companies as Volkert &amp; Associates, Inc., HKW Associates and Mass Mutual Financial Group in 2 North 20th."&lt;/p&gt;

&lt;p&gt;The flurry of downtown activity comes immediately before and after Harbert Realty announced its plans this spring to build a luxury hotel in the former Regions headquarters on 20th Street.&lt;/p&gt;

&lt;p&gt;With Concord Hospitality Enterprises Co, Harbert plans to develop a $52 million, 255-bed Marriott Renaissance hotel after Regions vacates the building.&lt;/p&gt;

&lt;p&gt;Lynch said Harbert and Regions have had a &amp;#x201c;dry closing&amp;#x201c; on the building, which means the title will be held in escrow until Regions moves out in 2008, at which time plans should be finalized and construction would begin.&lt;/p&gt;

&lt;p&gt;Lynch said the company is currently studying the options and economic feasibility of including adjacent property, which includes several older buildings and a parking lot, into the hotel development.&lt;/p&gt;

&lt;p&gt;Without the new hotel, downtown Birmingham would have an empty 240,000-square-foot office building to fill up, driving occupancy rates even lower.&lt;/p&gt;

&lt;p&gt;&amp;#x201d;The hotel has certainly taken that building off the market, which would have come back to be vacant,&amp;#x201d; said Dean Nix, vice president at Harbert Realty. &amp;#x201c;It sure has generated a lot of buzz.  It&amp;#x2019;s a positive thing and I think it&amp;#x2019;s needed."&lt;/p&gt;

&lt;p&gt;And while higher occupancy is great for downtown, rents will likely rise. &lt;/p&gt;

&lt;p&gt;&amp;#x201d;Rents going up is a consideration,&amp;#x201d; said Sam Carroll, vice president of Graham &amp; Co. Inc&amp;#x2019;s office group and the leasing agent for Concord Center. &amp;#x201c;It&amp;#x2019;s a direct reflection of occupancy going up. Those usually go hand-in-hand."&lt;/p&gt;

&lt;p&gt;With few large blocks of space left in downtown - with the exception of the Wachovia Tower&amp;#x2019;s more than 180,000 square feet available - what&amp;#x2019;s left to fill up are smaller office spaces and buildings.&lt;/p&gt;

&lt;p&gt;But for now, cheaper rental rates than the suburbs have offered some companies good deals on rates and space in the past year, Carroll said.&lt;/p&gt;

&lt;p&gt;&amp;#x201d;There are a lot of small-type businesses in downtown,&amp;#x201d; he said. &amp;#x201c;It&amp;#x2019;s pretty unheard of for someone to come from the suburbs, and it will be great for downtown. It has been tough leasing.&amp;#x201d; &lt;/p&gt;

      <title>Harbert Realty Services Acquires Additional Land for Hotel Development</title>
      <description>&lt;p&gt;Harbert Realty Services announced today that they will be demolishing the old La Paree property, located on 5th Avenue North adding more space for Birmingham&amp;#x2019;s new 4-Diamond Marriott Renaissance Hotel. The $52 million luxury hotel will be built in the City Center at 5th Avenue North and 20th Street.&lt;/p&gt;

&lt;p&gt;La Paree, a landmark downtown eatery, served its last lunch in December of 2003 after more than 60 years in business, since that time the building has been vacant.&lt;/p&gt;

&lt;p&gt;The expansion will allow for a tremendous increase in restaurant and ballroom space for the hotel. The project was originally slated to have 255-rooms but will now have 281-rooms for guests. &lt;/p&gt;

&lt;p&gt;The hotel has been touted as setting a new standard for luxury accommodations in the City Center, creating 135 permanent jobs for Birmingham and 300 jobs during construction as well as generating $2.8 million in annual payroll.&lt;/p&gt;

&lt;p&gt;Harbert Realty Services President and CEO Harry M.  4-Diamond Marriot Renaissance Hotel project, announced today that they are working with contractor, Hoar Construction, Inc., on a program designed to encourage minority inclusion in all aspects of the hotel&amp;#x2019;s construction. &lt;/p&gt;

&lt;p&gt;A mentoring program will be open to all area minority contractors, enabling them to become more competitive by improving project and construction management, as well as business operations. &lt;/p&gt;

&lt;p&gt;The program will provide educational opportunities to participants in all phases of construction. Some of the opportunities include managing the business aspect of a construction company, resolving day to day issues on the job site and successfully completing projects. &lt;/p&gt;

&lt;p&gt;Plans for the 255-room facility were announced in April 2007 and will set a new standard for luxury accommodations in the City Center, create new tax revenues and jobs for Birmingham, as well as increase the city&amp;#x2019;s attraction as a business center and convention destination.
The Birmingham Construction Industry Authority (BCIA) will also be working with Harbert Realty Services, Concord Hospitality Enterprises and Hoar Construction to promote the construction industry as a viable career option for minority students by providing assistance through scholarship and expanded employment opportunities. BCIA will also assist with identifying minority prospects for the program through consultation and evaluation. 
The BCIA was established in 1990 with the goal of overcoming the critical underutilization of Minority and Disadvantaged Business Enterprises (MBE/DBE) and the City of Birmingham&amp;#x2019;s economic growth is a part of this initiative.&lt;/p&gt;
&lt;p&gt;There is no cost for the five class program which will be offered to the participating prot&amp;eacute;g&amp;eacute;s. Classes will be held weekly, beginning Friday, June 27, 2008 at the Hoar Construction office from 8:00a.m. to 12:00p.m. &lt;/p&gt;

      <description>&lt;p&gt;Birmingham, Ala. &#8211;The Restaurant Finance Monitor, a national restaurant publication, recently called upon Harbert Realty Services for insight into the current state of retail and restaurant real estate in the United States and opportunities associated with it.&lt;/p&gt;

&lt;p&gt;In an article entitled &amp;#8220;Taking Advantage of the Recession:  Real Estate Development &#8211; There are Deals to be Had,&amp;#8221; the Monitor interviewed Parrish Taylor, Vice President of Harbert&#8217;s Restaurant Group, and Stutts Everette, another Harbert Realty vice president. &lt;p&gt;Taylor related one recent experience to the Monitor, in which Harbert Realty Services was able to secure a restaurant lease for a client in El Paso, Texas, paying $17 a square foot for property that, less than a year earlier, had been demanding $25 a square foot.  For the client, the reduction represented lease payment savings of $41,600 annually.  For Harbert, the deal represented another example of the benefits of locating premier sites for its clients and then aggressively pursuing appropriate lease concessions from the landlord during the current economic downturn.&lt;/p&gt;

&lt;p&gt;The company has signed a lease to occupy the top two floors of the building, where it plans to house about 100 employees, said a news release.&lt;/p&gt;
&lt;p&gt;The new location is expected to open in the second quarter of this year.&lt;/p&gt;
&lt;p&gt;Tampa, Fla.-based Walter announced last year it would move its headquarters to the Magic City to be closer to its mining operations, all
located in Central Alabama. In late 2009 it was reported the company had signed a letter of intent with Galleria Tower management.&lt;/p&gt;
&lt;p&gt;Birmingham's Harbert Realty Services represented the natural resources company in its search for a new home base.&lt;/p&gt;

&lt;p&gt;David Williams, chief operating officer at Harbert, said the deal closed earlier this month for an undisclosed sum and will add multifamily advisory and sales to its list of commercial real estate services, which for years had mainly been in office and retail properties.&lt;/p&gt;
&lt;p&gt;And as a team, again &#8211; Rock spun out of Harbert in 2003 to focus on multifamily &#8211; the two companies said they plan to seize current opportunities in the market and grow regionally, getting there quicker together.&lt;/p&gt;
&lt;p&gt;Rock President Steve Ankenbrandt said as the recession hit commercial real estate, his multifamily real estate firm had to shift focus and adapt, which brought new opportunities to the table.&lt;/p&gt;
&lt;p&gt;"In mid 2008, we saw an unraveling of the market and saw fundamentals slide," said Ankenbrandt. "Our efforts shifted that summer and we&#8217;re now working for more lenders," rather than investors.&lt;/p&gt;
&lt;p&gt;Ankenbrandt said in 2009 Rock advised on 80 properties in the Southeast, with an underwritten value of $600 million. And as that business grew for Rock, he said the lenders he worked for began asking about services for other property types, like office and retail.&lt;/p&gt;
&lt;p&gt;Williams said Harbert had similar requests about multifamily. To build a multifamily division from scratch would have been too capital intensive, he said, and the acquisition of Rock brings that experience to the table for deals today.&lt;/p&gt;
&lt;p&gt;"This gives us the ability to have that expertise and be the go-to firm in the Southeast," said Williams.&lt;/p&gt;
&lt;p&gt;Ankenbrandt foresees Rock's advisory work to lenders expanding in the coming years. As it grew from mortgage defaults during the recession, he said it should continue with mortgage maturities over the next three years across the Southeast.&lt;/p&gt;
&lt;p&gt;Harbert's acquisition of Rock adds to the very small number of local companies that have divisions focusing on multifamily advisory and sales around the state.&lt;/p&gt;
&lt;p&gt;That's because traffic for new projects in Alabama has always been slim and new multifamily construction is limited to areas expecting job growth, like Huntsville or Mobile, said Bill Butler, who heads up multifamily sales and leasing for Birmingham&#8217;s Engel Realty Co.&lt;/p&gt;
&lt;p&gt;"We don't have a lot of developers coming in to sell and not many investors coming to buy and sell," said Butler. "There's just not that much trading going on, not like in Atlanta," which has at least five companies headquartered or with regional offices specializing in multifamily.&lt;/p&gt;
&lt;p&gt;Rock's Ankenbrandt said trading is likely to pick up in the secondary markets it covers, as lenders begin to list properties they&#8217;ve taken over for sale, mainly at the lower end of the market. And as investors and operators pick up those properties, better product will move into the marketplace.&lt;/p&gt;
&lt;p&gt;Ankenbrandt was part of a group of former Harbert executives that purchased its investment property division in 2003, renaming it Rock and representing buyers and sellers of apartment complexes.&lt;/p&gt;
&lt;p&gt;Rock brings six sales and advisory team members to Harbert, including ones in Huntsville and Tampa, Fla. Rock will keep its name and continue to supply research data for a growing list of apartment markets. It moved into Harbert&#8217;s offices at 2 North 20th downtown this week and will sublease its office space off Acton Road.&lt;/p&gt;
&lt;p&gt;Harbert has roughly 50 employees and offices in Nashville, Tampa and Orlando that offer asset and property management, corporate services, brokerage and development. It&#8217;s a subsidiary of Harbert Management Corp.&lt;/p&gt;
&lt;p&gt;Locally, it continues to seek financing to develop a five-star hotel in the former Regions Financial Corp. headquarters downtown and recently developed a retail center at the Chace Lake development in Hoover.&lt;/p&gt;</description>
