Harbert Realty Services is pleased to announce it was selected to lease and manage Renasant Place and assist the new Owner with its improvement and repositioning plans. The 15-story, ±279,00 square foot, Class A office tower was recently acquired in a Joint Venture between Eightfold Real Estate Capital and Cicada Capital Partners. The JV Partners plan over $5MM of capital improvements in the Building to restore Renasant Place as a primary leasing option in Birmingham’s Central Business District.
The tenant experience at Renasant Place is the main focus of new ownership. The Building will undergo capital improvements from the lobby and interiors that address current trends and enhance the tenant experience with primary improvements including: outside seating, tenant recreation areas for group gatherings, upgraded common conference and training centers, new board room, repurposed health and fitness facility with updated showers and lockers, virtual grab-n-go cantina and a concierges style of management.
The new owner will also replace the Building roof, chillers for tenant comfort and automate the parking deck for tenant convenience. Upgraded technology will allow the parking deck arm to automatically provide access as monthly parkers approach the deck entrance as well as when they exit the deck. These improvements paired with the energy and positive vibe created by nearby projects, including the new $174 Million Protective Stadium, will create an ideal atmosphere for a revitalized building at the time when most companies are executing return to office plans and best practices.
